Service Elements
| Establish
The Statement Of Requirements | We
assist you to establish your Statement of Requirements (SOR)
by reviewing your requirements as to Location, Property, Space
and Amenities, and help you in setting your Budget. Optional
service elements are highlighted in italic print. |
| Area
Orientation | To
assist with the framing of the SOR, we can undertake an area
driving tour, visiting cities and towns within your target area,
and pointing out suitable commercial developments. We can also
include a tour of suitable housing areas, schools and other
amenities and facilities for your employees. We can provide
an appropriate information pack including maps free of charge. |
| Property
Search |
We
register your commercial property requirements with all agents
serving the target area, evaluate replies and build a property
shortlist. We select the best potential properties, and view
these on your behalf, reporting to you with our opinion as
to suitability.
We
then arrange accompanied viewings of selected properties,
and advise you directly on the advantages and disadvantages
of each property. |
| Negotiation
and Contracts | We
offer on the chosen property (or properties) and attempt to
negotiate acceptable terms. We can either work with the client's
choice of legal adviser, or provide you with local counsel to
act for you. We progress the contracts, and do our best to keep
to your schedule. |
| Move
In and Utilities | We
attend the building handover on your behalf and carefully check
any Inventory and Schedule of Condition if appropriate. For
all properties we arrange for meter readings and the transfer
of utilities and services contracts into your name. |
| Refurbishing | Where
required we will introduce you to tried and tested service providers
who can help you plan and execute refurbishment works. For major
assignments, we can provide an experienced project manager for
you. |
| Removal | Where
required we can obtain a choice of removal quotations for you
from companies with both domestic and international experience. |
| Follow
Up | We
continue to be available by telephone for as long as you need
our help and advice. |
