We provide a full search service for all commercial property requirements. (Click here for our Commercial Property Search Enquiry Form.) We do this by reviewing your requirements with you, and then by contacting all possible property sources that serve your target area. We have an extensive contact database, and can quickly and effectively resource the marketplace for you.

We're completely impartial and independent, and only ever act for clients looking to acquire property. We don't sell property, nor do we act as an agent for the seller, so there's never any conflict of interest. We charge only for work done, on a time, mileage and disbursements basis, and our fees are usually much lower than any search fee assessed as a percentage of contract value. Our service guarantee warrants our performance, and we guarantee to waive our fees in the event that you are in any way unhappy with our service quality.

We act immediately on your instructions, and aim to have a full list of available choices within two working days. Having shortlisted potential properties for you, we will visit each property and will report to you, with photographs or video, within 24 hours of inspection. We will then arrange accompanied viewing of any properties of interest. We negotiate terms on your behalf, and will either work with your existing advisors, or introduce you as required to our team of legal, financial and building specialists.

Search Requirements

Things to consider when seeking long term office or other commercial property space are:

Location. What is the target area for your search? What type of location fits your company image? Do you need to be close to your customers? Where do you and your staff need to get to frequently? Do you need to be close to a train or underground station, or to motorways? How about bus routes? Do you need good access to airports, for example? Do you need to be close to shops and other amenities? What type of area do you want to be located in?

Property. What type of property are you looking for? What age and style fits your company image? Do your clients often visit your premises? How old could the property be? Must it be new? Do you need exclusive use, or could you share? Will you refurbish and renovate? Are there any minimum room / workspace sizes, or ceiling heights?

Space. What size of property do you need? On how many floors? Must you have a reception area? How much office space; how much warehousing? How many managers and secretaries do you need to accommodate? Do you need meeting rooms? A boardroom?

Amenities. Do you need parking on the premises, or close by? For how many staff cars? What about visitor parking? Do you need HGV access, or loading bay(s)?. Do you use computers extensively? Will you need a property capable of taking a computer operations centre (i.e. false floored area)? Do you need an air conditioned building? Specialist power supplies? Special amenities or facilities to particular standards e.g. clean rooms?

Budget and Lease Terms. Will you rent or buy? What's the budget? If renting, what length of lease might you commit to? Would you consider an assignment of an existing lease? What break clauses would you need?

The above notes should prompt you for enough answers to create the bare bones of a Statement Of Requirements (SOR). Each requirement is different, and our we will be happy to help you amend and update the SOR on request./font>
