Property Management

We are able to provide Property Management and Tenancy Management services to our clients throughout the UK, and through our affiliate offices, we can arrange this service in many other locations world wide. The need for professional property management can often crop up at short notice, usually when an employee is relocated elsewhere, leaving a property empty and either on the For Sale or To Let markets.

Our Home Care service, often used in conjunction with a Home Sale or Managed Rentals programme, will take care of an empty property on behalf of the owners. We arrange for any repairs and maintenance, and inspect regularly according to an agreed visiting schedule.

We also offer Tenancy Management services, working on behalf of the tenant to ensure correct management of the tenancy. We carry out this task for several clients, paying the rent and utility accounts, and acting as a single point of contact for repairs and management for all of the client's employees who occupy property rented by the company.

When the tenancy is terminated, our Disconnect Assist service will represent the tenant at the check-out, terminate all utility accounts and arrange payment, and negotiate to minimise any claim for dilapidations, and ensure the prompt return of the deposit. Our Disconnect Assist service is also available as part of a removals package.

For new clients, our Rental Health Check programme reviews existing company tenancy arrangements, and makes suggestions for future improvements. For each tenancy, we check the agreement and ensure that it is in order and enforceable. We check for any possible tax liability resulting from rental payments, and check to see where the rental deposit is being held, and by whom. Finally, we check to see that a proper inventory and schedule of condition was taken at the start of the tenancy, and we assemble a check-out file, in readiness for the eventual termination of the tenancy. Our "do-it-yourself" Rental Health Check Kit is also available for clients who would like to carry out the investigative work themselves.
